Before you pay,
check the property.
Check the paperwork.
Check ownership, hidden loans and approval gaps. The ₹14,000 Due Diligence Report also compares supported documents with government records where available, to flag discrepancies before you commit money. A property lawyer reviews the findings.

Two ways to get your due diligence
Is a corresponding copy on the government portal?
The ₹14,000 Due Diligence Report includes looking for corresponding copies or records on government portals and comparing them with the documents you share, where available. These checks are not included in the ₹8,500 Risk Check. Your report identifies what was found and which pages or details were compared. This records what the portal holds; it does not certify that the document is genuine.
For eligible deeds, we look for the corresponding registration scan on Kaveri and compare the available first page with your uploaded copy — including the registration number, parties and date. A first-page match does not establish a match for the remaining pages; the full certified copy is a separate record.
Depending on the property and available records, checks can include RTCs and mutations on Bhoomi, e-Khata details, tax receipts and survey records. We compare readable details for the relevant property and period.
Your due diligence report states which corresponding portal copies or records were found, what was compared, any differences and checks that could not be completed. A copy found without a comparison is labelled separately. Differences give your lawyer questions to raise with the seller or issuing authority.
Coverage depends on document type, registration year and portal availability. A matching comparison shows only that the compared page or details agree with the portal copy or record. It does not establish the document’s genuineness, truth of its contents or clear title. We confirm the scope for your property before payment.
Most buyers don't know
what they don't know.
-
Is the seller the real owner?
An ownership history can contain missing transfers or conflicting records. We trace the title chain from the supplied documents. The ₹14,000 Due Diligence Report also compares supported documents with government records where available, so your lawyer can assess both the ownership story and the paperwork behind it.
-
Are there hidden loans on this property?
Undisclosed mortgages and pending litigation can transfer to the buyer after registration. We review the supplied encumbrance history. In the ₹14,000 plan, referenced court cases are also checked against searchable court records within the agreed scope.
-
Is the building legally approved?
Many properties in Bengaluru lack proper BBMP or RERA approvals. We verify layout sanctions, building plans, and occupancy certificates as part of every check — including Kannada-language documents.
Simple. Thorough. Done in 48–72 hours.
We call you, understand what you have, and confirm what documents we need. You upload what you have — sale deed, EC, khata, or whatever is available.
We extract owner names, survey numbers and registration details, including from Kannada documents. The ₹14,000 plan also retrieves and compares supported government records where available; the ₹8,500 Risk Check reviews uploaded documents only.
We follow the property's chain of ownership back three decades and flag any gap, inconsistency, or irregularity.
Our AI flags every risk across hundreds of pages. A qualified property lawyer then reviews and validates every finding — so you're never relying on AI alone.
See the risks found, missing documents and government-copy comparison results — with guidance on what to clarify with the seller before you pay or sign.

Before you get started
Should I choose the plan with or without a report?
Choose the ₹8,500 Risk Check for lawyer-reviewed risk findings from your uploaded documents. Choose the ₹14,000 Due Diligence Report for government-copy comparisons, where available, and a lawyer-signed legal opinion to share during resale or your bank’s loan review. It can help organise the legal paperwork and reduce back-and-forth; banks and future buyers may still require their own checks or updated records.
Do I need to pay anything upfront?
No. We call you first on WhatsApp to understand your property and confirm what's needed. You pay only once you decide to go ahead.
What if I don't have all the documents yet?
That's fine — share whatever you have. We'll tell you exactly what's missing and how to get it before we start the analysis.
What does a government-copy match tell me?
This check is included in the ₹14,000 Due Diligence Report, not the ₹8,500 Risk Check. A match tells you that a corresponding copy or record was found on the government portal and that the compared page or details match your supplied document. For eligible deeds, the Kaveri check covers the available first page. A detail match does not establish that every page is the same. Neither portal availability nor a match establishes genuineness, truth of the contents or freedom from fraud.
Can every document be compared with a portal copy?
Coverage varies. Some older records, document types or issuing authorities do not support online comparison. We confirm the available checks before payment, and the report makes clear where a comparison was not completed.
How will this due diligence help me?
We give you a clear picture of the property's risks so you can make an informed call — proceed with confidence, or catch a problem early enough to raise it with the seller and get it fixed before you commit.
How soon will someone contact me?
We reach out on WhatsApp shortly after you submit your details — no waiting on hold or email back-and-forth.
